If the law or your insurer expects a certificate, you'll get one. Here's what each is for.
| Certificate | Who needs it | How often |
|---|---|---|
| Electrical Installation Condition Report (EICR) | Private landlords in England, and businesses checking their installation. Often requested on sales. | At least every 5 years for private rentals, or sooner if the report says so |
| Gas safety record (CP12) | Landlords, for every gas appliance, fitting and flue they provide | Every 12 months |
| Electrical Installation Certificate | Anyone having a new circuit, rewire or consumer unit. Notifiable work is registered with Building Control. | When the work is finished |
| Boiler commissioning and Building Regulations notification | Anyone having a new boiler fitted | When the boiler is installed |
| F-Gas leak check record | Businesses with air conditioning above the legal refrigerant threshold | Set by system size, typically every 12 months for smaller commercial systems |
A summary, not legal advice. Council licensing conditions, lenders or insurers may ask for more.
MA Electricals & Gas Works is a family-run company based in East London. We carry out electrical, gas, heating, plumbing and air conditioning work for homeowners, landlords and businesses across all of London, Essex, East Hertfordshire and Cambridge.
Because the business is Gas Safe registered, an NICEIC Approved Contractor and F-Gas certified, one team can handle jobs that would usually need several firms. That might be a new boiler and the fuse board upgrade the survey turns up, a landlord's gas safety check and EICR in a single visit, or air conditioning for an office alongside its electrical testing.
Every job starts with a fixed written price, is carried out by a qualified engineer and finishes with the certificates the law requires. More about us
