Plumbing prices
Common jobs
Guide prices for typical jobs. Every job gets a fixed written quote before work starts, so the price you agree is the price you pay. All prices include VAT. Prices are for East London, Essex borders and nearby boroughs. Smaller jobs further out (Chelmsford, Southend, Harlow, Bishop's Stortford, Cambridge) carry a travel charge, shown before you book. Installations are priced the same wherever we travel.

Turn off your stopcock. It's usually under the kitchen sink, and turning it clockwise shuts off the mains water. If water is near electrics, don't touch them: switch off at the fuse board if you can do so safely. Then call us.
Common plumbing problems we fix
- Dripping taps: usually a worn washer or cartridge, and a quick fix.
- Running toilets: a faulty fill valve or flush valve, which can waste a lot of water if left.
- Low water pressure: anything from a partly closed stopcock to old, narrow or corroded pipework.
- Banging pipes: often loose pipework or fast-closing valves causing water hammer.
- Leaks under baths, showers and sinks: failed seals, loose waste fittings or cracked traps.
- Slow drains: build-ups in traps and waste pipes inside the property.
Many of these jobs take under an hour. If you send us a photo with your enquiry, we can often tell you what's wrong and what it will cost before we arrive.
Old lead and iron pipes
Homes built before about 1970 may still have lead water pipes, and older properties sometimes have corroded galvanised steel. Both are worth replacing. Lead can get into drinking water, and corroded pipes reduce flow and eventually leak. We replace the pipework inside your property with modern copper or plastic. Your water company is responsible for its side of the supply and may be able to help with that part.
Bathrooms, kitchens and showers
We handle the plumbing for new bathrooms and kitchens: the first fix before walls are closed up, and the second fix once tiling is done. Because we're also electricians, we can install electric showers, extractor fans and underfloor heating controls without you needing a second trade.
The right shower depends on your water system. Mixer showers need balanced hot and cold pressures. Electric showers work from the cold mains and need their own electrical circuit. Pumped showers suit low-pressure systems fed from tanks, but pumps can't normally be connected straight to the mains supply. We'll check your system and recommend the one that will actually work well.
Protecting your home
Know where your stopcock is and check it turns. It's usually under the kitchen sink or where the supply pipe enters the house. Insulate pipes in lofts, garages and outside walls before winter to stop them freezing. Outside taps need backflow protection so dirty water can't be drawn back into your drinking supply. We fit that as standard.
Common questions
Do you handle whole bathroom refits?
We do the plumbing and electrics for bathroom and kitchen projects and can work alongside your builder or tiler. Tell us what's planned and we'll say what we'll cover.
Can you give a price without visiting?
For small jobs, often yes. Send a photo or two with the form. Bigger jobs usually need a quick look first.
Do you do blocked drains?
We deal with blockages in sinks, basins and waste pipes inside the property. For blocked main drains we'll point you to a drainage specialist.
Will you leave a mess?
No. We protect floors and clear up when we're done.
Where is my stopcock?
Most are under the kitchen sink, but they can also be in a downstairs toilet, under the stairs or in a cellar. Flats sometimes have one in a communal cupboard. If you can't find yours, we can locate it and fit an accessible isolation valve.
